Q3 2025 Southeastern WI Industrial Market Update

The Southeastern Wisconsin industrial market continues to adjust, with vacancy rising from 5.5% in Q3 2024 to 6.2% in Q2 2025 as new construction is delivered and older inventory lags with lower transaction velocity. Still, occupier demand is holding firm: after two soft quarters, the market rebounded in Q2 with 1.1M SF of positive absorption, led by activity in Kenosha County. We expect year-end vacancy to remain just above 6%, while rents and sale prices will continue to be stable as many businesses upgrade to newer, well-located space.

Nationally, the ISM Manufacturing Index has remained below 50, signaling contraction in purchasing activity, yet it continues to hover close to equilibrium. Locally, the MMAC Business Survey shows companies remain optimistic about higher sales and profits but cautious about hiring, with expectations of below-average job growth and possible workforce consolidation.
